Erin Mills Real Estate Market Update

Real Estate market in Erin Mills (West), Mississauga was holding staedy in July. The listing inventory was basically the same as in June. Asking price came down but actual selling price was slightly higher than in June, Buyers could take their time to look for a perfect house not just buy whatever came up on the market. Some of the buyers paused their search for a house, hoping that price may come down. Sellers on the other hand had to adjust their expectations regarding selling price and time on the market.

Unfortunately for buyers the average selling price was still higher than a year before.

Erin Mills West neighbourhood, Mississauga, Ontario is located between Highway 403 (North) & Dundas St.(South), Winston Churchill Blvd.(East) & Ridgeway Dr. (West).  It is a part of larger community called Erin Mills.

Home buyers are attracted to homes in Erin Mills West for their generous size, good size lots, proximity to great shopping and entertainment around Dundas St. as well as easy acces to highways 403, 407 & QEW. Erin Mills West is also very close to Erin Mills shopping mall. For above reasons any houses for sale in the area attract a lot of attention of potential home buyers.

The Collegeway and Burnhamthorpe Rd. are the major streets of this community. They divide this area into three parts. Colonia Dr. and Loyalist Dr. are the main streets inside this neighbourhood. The Collegeway - there is a very short stretch of 2-storey houses on this street. none of them was sold in 2013.

Colonial Drive, as mentioned above, is the major street of Erin Mills West with mostly 2-storey houses and one complex of townhomes located just north of The Collegeway. Price range of detached homes sold in 2013 was $520,000 to $648,000 and price range of townhomes sold was $338,000 to $385,000.

Loyalist Drive - major street with 2-storey houses. Price range of homes sold in 2013 was $628,000-$711,000.

Aubrey Road - residential street with 2-storey houses. Price range of homes sold in 2013 was $472,500 - $540,000.

Baird Court - residential street with 2-storey houses. Average price of homes sold on this street was $645,000.

Bangor Road - residential street with 2-storey houses. Average price of homes sold on this street was $520,000.

Barwell Road - residential street with 2-storey houses. Average price of homes sold on this street was $543,000.

Beau Rivage Crescent - residential street with 2-storey houses. Price range of homes sold in 2013 was $525,000 - $575,000.

Cajun Crescent - residential street with 2-storey houses. Price range of homes sold in 2013 was $640,000 - $739,000.

Cascade Court - residential street with 2-storey houses. Price range of homes sold in 2013 was $615,000 - $665,000.

Cherrington Crescent - residential street with 2-storey houses. Average price of homes sold on this street was $553,500.
